Interesting building. However, the HOA fees are on the high side. Also the building is over 30 years old, which suggests some major investments needed to the plumbing, elevators, etc. Are the reserves large enough to cover these impending outlays? If not, special assessments are coming.

Lastly, I am wondering why unit 803 has been on the market for so long. Is there something inherently wrong with this unit?
