Common Questions about Condo Fees and Taxes

Here are the two most commonly asked questions regarding condo fees and taxes.

  1.  Are condo fees tax deductible? No, although your mortgage interest and property taxes are deductible from your income taxes, the IRS does not allow you to deduct your condo fees. They view the fees as an assessment from a private company. However, if your condo is an investment property and is currently leased, you can deduct the condo fees.
  2. Are condo assessments tax deductible? No, major repairs or special assessments in addition to your monthly fees are not deductible. There is a small loophole though, these improvements can be depreciated over time via a depreciation schedule. As in the first question assessments can

Tax season is in full effect and we hope you are taking advantage of all the exemptions possible. The homestead exemption can potentially lower the taxes owed on your property. Different tax entities have different exemptions so make sure to check with your local appraisal district.

Here are some spring-cleaning tips to make sure your house is organized and in tip top shape this year.

Sept. 23-Nov. 22 Autumn at the Arboretum. Open daily from 9:00am-5:00pm. The first official day of fall is this Friday, September 22, 2017. Now is a good time to get your condo or townhome ready for fall and winter. Here are a couple of tips to make sure you are ready.

  1. Check windows for drafts of air. A good tool is a lighter or candle; if the flame moves, more than likely you have a draft. Use caulk or weather stripping to seal drafts. 
  2. Put a rug or doormat just inside of your home. Wood floors, laminate flooring, and concrete floors are pretty popular here in North Texas so to prevent slipping and falling add a rug to wipe your feet.
  3. Make sure you change your ceiling fans turn in a clockwise motion. This takes the warm air from the ceiling and pushes it down, slightly cutting cost on your heating bill.
