A few years ago, Lake Las Vegas was on the verge of collapse.





Foreclosures swept through the bankrupt Henderson project as home values and retail sales plunged. Shuttered golf course turned brown. The project’s only casino closed because an adjacent hotel locked its doors. Even a man-made waterfall was turned off.


Now, the lavish project described for years as a financial bust is slowly nursing itself back to health.


Home prices are on the upswing, hotel occupancy is inching higher, and new tenants are joining the retail district.


Since July, Wall Street billionaire John Paulson’s firm has bought more than 900 acres of land there. Before selling it to homebuilders, he plans to boost its value with communal aesthetic upgrades.


Real estate prices are beginning to rise. Single-family houses at Lake Las Vegas sold for an average $675,446 during the first quarter of this year, up from about $484,000 last year, $450,000 in 2011 and $426,000 in 2010, according to Yates. Last quarter, condos and townhouses sold for an average $191,360, up from $166,000 last year, $164,000 in 2011 and $131,000 in 2010.

One Thousand Museum


This new tower planned of downtown Miami is sure to be a new signature building for the Miami skyline.  It will be located at 1000 Biscayne Blvd, near Bayside and the American Airlines Arena. 


At the top of the tower, beneath the helipad, are an indoor pool, rooftop event spaces, a cigar lounge, a relaxation lounge, a sun deck, a billiards room, a cardio room, a screening room, and various other amenities.


The large residential apartments may create a new high in average price per sq foot in the surging downtown Miami real estate market.

Washington DC Real Estate Update:  Condo sales YTD:


According to a recent report by Rbi, the Washington DC condo market is on fire. The Median Sold price is up by 7.2% for all condos and coops in Washington DC. There are currently only 506 condos/coops for sale in DC which is the lowest level of inventory we have had in 5 years.  Condos are selling for closer to list price with the average list prices to sold price ratio at 98.6% which is the highest in five years.   And average days on market is down to 45 days.  Year to date, 1036 condos have sold which is a 5 year high.


 Fewer condos for sale + many more buyers + lower interest rates + rising rental rates = increasing prices.


Now is a great time to buy a condo in DC. 








There are very few new buildings in the pipeline in the next few years (the exception being the extraordinary Residences at City Center), rents are increasing and downtown living in Washington DC is awesome.  With more fine dinning option than you can imagine, easy access to the Metro and proximity to all the amazing and free museums of the Smithsonian (and now we even have a grocery store), living downtown is a real option and a great alternative to a long commute.  There are some amazing condo buildings like the Clara Barton, 400 Mass Ave, Madrigal Lofts, Mather Studios, and many many more great buildings to live in right in the heart of the city. The Panorama Towers condo project offers high-rise luxury living near the Strip.


It also offers high-level security with dozens of cameras, video-phones and fingerprint scanners.


The 33- and 34-story towers on Dean Martin Drive once had 23 cameras scattered around the place, with another eight in the elevators. Now, thanks to a new system by consultant Christian Petrou, there are 80 cameras, with at least three more on the way.


Petrou, hired in 2010 by the homeowners association board, also brought "biometric," or fingerprint, scanners to common areas such as the gym, parking garage and lobby.


But the towers don't rely solely on high-tech gadgets to keep things safe. There also are more than two dozen security personnel, who are led by Security Director River Polson, a 31-year-old former marine.

Highrises.com DC team is proud to announce that they recently represented buyers of  two great units in 4101 Albemarle ST NW Washington DC #431 and #352.  Unit #431 was a large one bedroom condo has some of the best views in the building.  Looking out the living room, past the firplace, there is at least a 20 mile sightline past the DC skyline.  Just awesome.  It sold for $450,000 including on garage paking space.The other buyer we helped,  purchased unit #352 which had a private patio (on the 3rd floor!) and a parking space.  It sold for $475,000. This building is ideally situated across from Whole Foods and sits on top of Shopping and the Metro.

Built in 2005 on top of the old Hechinger store, there are 209 loft condo units consiting mainly of one and two bedroom units. There are a few, highly coveted and rarely available 3 bedroom condos with commanding views of the city.


As for location?  Wow!  Whole Foods organic Grocer, Best Buy, The Container Store, ACE Hardware Strore, and  The Frame Shop share the main level on Wisconsin Ave with retail parking below.  There is separate parking for condo owners on top of these stores with the residential units above. The Condo units facing Wisconsin Ave have nearly 20 mile views of the city and beyond and the condos units at the rear of the building can see way out toward Virginia and Seven Corners.  A few of the units have private patios. Are the bidding wars back?  You bet they are.  We asked four of our Highrises.com partners about the trends in real estate.


Ian Bell from Seattle said a property listed on a Thursday for $780k, and by Monday there were 10 offers, come even offering to waive inspections!  The property ultimately sold for $930k to a cash buyer.  This prompted Ian to wonder, “How do regular folks compete?”


Danielle Contreras, our Highrises.com partner from San Jose, CA is seeing a similar trend in her real estate market.  A property recently listed for $668k and quickly received 11 offers. The price of the house jumped to well over $700k with one buyer even agreeing to waive all contingencies.


Danielle said she has experienced so many stories just like this one, with bidding wars coming back in 2013.  Danielle advises her clients to see how much they are able to come out of pocket in the end during this housing market comeback.


Down in Austin, Ellen Noble is seeing multiple offers on any well-priced property in a desirable location.  Her buyer have had to make cash offers at more than list price and pay for title policy (which is typically a seller's expense).  Ellen’s advice to her clients is to keep their contracts as clean as possible - avoid any contingencies or repair requests.  She also notes it's an uphill battle because the listing agent has the inside track and sometimes they have a buyer for the same property.


Jeanne Keating our Highrises.com partner is seeing the same trend in Chicago.  She said a property was listed on Saturday and had a cash offer by Monday. There were a total of five offers, appraisal contingencies were waived and the property ultimately sold for higher than asking price.
