Austin real estate is continuing to change with the construction of East Avenue, a 2.75 million square foot project set to begin in May. The building will be the densest development outside of downtown Austin. East Avenue will be located just three blocks north of the University of Texas campus and across the street from St. David’s Medical Center. The $750 million project will replace the once Concordia University campus. The site will include a much needed luxury hotel, the Andaz, shops, offices and residences. The hotel will be a high-end Global Hyatt Corp. affiliate with 210 rooms. The site will also include a 315-unit AMLI apartment complex, as well as condominium residences. Retail space on the first floor will consist of 30,000 square feet, and 325,000 square feet overall.
One of the most notable businesses moving to East Avenue is Texas Monthly. The publication’s 88 employees will move into the top floor of the eight-story building next year. Other office tenants will be announced in the summer. According to the Austin American Statesman, lead developer Andy Sarwal claims, “Texas Monthly…was essentially lured out of downtown because East Avenue offers urban core benefits with less hassle.
